Planning Assessment FAQs

Which planning assessments do I actually need?

It depends on your site and proposal. Common ones include Flood Risk, Daylight & Sunlight, Noise, Air Quality, Heritage, Arboricultural, Transport and Energy statements. We review your project and advise exactly which apply before you spend a penny.

Do I need a Flood Risk Assessment?

If your site is in Flood Zones 2 or 3, or is over 1 hectare, yes — an FRA is required by the LPA and the Environment Agency. We confirm your flood zone as part of the review.

What is a Design & Access Statement?

A document explaining the design principles and how the development can be accessed and used. Many applications — especially in conservation areas or for larger schemes — require one.

Can you prepare and submit all of them?

Yes — we coordinate every required report in-house and with specialist consultants, then submit them as a complete package with your application.
