How do I know if I require planning permission?
Put simply, if your development plans alter the main shell of your house or affect the structural integrity, then some level of permission or notification will be required.
We will work with you to determine if you proposed development falls within the ‘permitted development’ criteria. If not, we will apply for planning permission on your behalf.

How long does it take for the planning application approval?
For a straight forward planning application, it normally takes 6-8 weeks to attain approval from the council. However, for more complex projects it can take between 12-14 weeks.
How long does it take for MM Planning & Architecture to submit my application?
For normal projects, it will usually take 10-12 working days from initial survey to submission of the planning application. We do offer a fast-track service at an additional cost for clients that need urgent drawings.
Do I need to notify my neighbours? Do I need to go in to a Party Wall Agreement?
Our team can advise whether your development requires notification to your neighbours under the Party Wall Act 1996. They will advise which section your development falls under and help to draft a Party Wall Agreement letter for all affected neighbours.
Do you produce building regulations compliant drawings and structural designs?
Yes, We procude building regulation compliant drawings and structural design for Building Control. These can also be issued to your builder to get a detailed quote.
How many times can I make changes to the drawings?
You can make unlimited changes as long as they are minor and do not change the scope of your project. We generally produce two iterations of drawings before our clients are ready to submit.
